Docs mention a 3.22.1 for installation but this version doesn't even exist as a release

In that context it might be best to leave it at 3.22.1; most of these options are only applicable to 3.21+ versions, and it does seem weird to put one of the 3.21 beta versions in that as an example going forward. Could make sense to put it at 3.21.0, since presumably that will be the next stable release. Open to suggestion.
Your suggestion is what I would consider ideal, once 3.21.0 is released. Maybe a better solution would be to generate the install docs dynamically when the stable version is revved. That way they're always up to date.
Since the --version option is intended to specify a version that doesn't necessarily reflect the default (latest stable) version, it seems less important to do the dynamic updating, but would accept that as a PR if someone is interested in taking it on.
I'll keep this open until we get a stable v3.21+ open, hopefully @bengaywins one of us will remember to come back through and update it then :)
