Buy/Build mode feels sluggish loading catalogue items

Due to the catalogue items being expanded all the way until the end of the screen, the game feels slow at switching between buy/build categories. The game doesn't seem quite optimised for this.

May also apply to the neighbourhood families & lots too.

There is noticeable slowdown between 100% at 4K vs 200% at 4K.
