Just wanted to throw something out for you-- hope I don't come off as spamming.
I am in a similar situation as far as also being a renter. I mostly used Hue or Innr bulbs for my lights, but I have one flourescent installation where I can't find any automated solution.
I wound up going with a ThirdReality Smart Switch. It installs over the light switch and uses a servo to flip the switch up and down. It's more expensive than a switch you'd install into a panel, but it's easily reversible. It runs on Zigbee, so you should be able to use it with Zigbee2mqtt.
@alc6379 thanks for your tip! I went googling this switch and unfortunately, it's not available in my country (Ukraine). Moreover, those switches are not compatible with typical European switches. Nevertheless, I'll dive into it. Maybe it's possible to find something similar in the local market.

I'm in the process of moving to docker. Question - in your docker compose you have mariadb loaded, but your unami install refers to mysql. Is this the same database? If not, what's using the mariadb?
@uSlackr MariaDB is a fork of MySQL. It's basically backward compatible with MySQL. It's light, fast and reliable. Moreover, most of its developers are former MySQL team members.
Wow, I sure asked that poorly. I know about mariadb. What I'm trying to figure out is how your unami config finds the mariadb container. I'm new to docker. the database container is "db", wouldn't that need to be the "MYSQL_HOST"? I dont see where that variable is set.
And now I see it in the .env_example file. got it!
