TypeError: Cannot set properties of undefined (setting 'parent')

Describe the bug Clean clone, with .env gives TypeError

To Reproduce Steps to reproduce the behavior:

  1. clone repo
  2. follow steps back-end (without gravity forms) & front-end
  3. npm i --legacy-peer-deps (can't install without --legacy-peer-deps)
  4. npm run dev
  5. bug / error appears

Expected behavior A clear and concise description of what you expected to happen.

Additional context A starter repo should "start" without any issues. Currently gives error below on npm run dev
