Bump near-api-js to latest version for NEAR Protocol
Description
This PR updates the near-api-js and @near-wallet-selector/wallet-utils to the latest version(s) to make it compatible with the latest versions of the NEAR wallet-selector
- Added support for new versions of NEAR wallet-selector but also kept backward compatibility for older versions of NEAR wallet selector.
