Lightmap totally black on some objects
Hello, I'm doing a test with a simple room and an Area light: (screenshot from Eevee real time, without baking)
After baking in "Combined" mode, "Production" quality, "Resolution scale 1/1":
- the table is black (indeed its lightmap is totally black, despite it's well unwrapped)
- the vase has black splotches
P.S. the whole scene is also very dark, compared to the one without baking

First for the table, can you check if the normals are turned the right way? - You can check this by toggling the normal view - If there's any red polygons, you need to flip them:
For the vase it might be the same problem, or the UV size can be too small. If you select the vase, toggle on the UV mode with the faces selected, turn the UV channel to UVMap_Lightmap, and see if the polygons have too little area:
As for the lighting, the bake intensity is never 1:1 in terms of light, but since it's HDR you can just raise the exposure level under the color management (after turning on scene world, if you're not using rendered view):

About the table you are right! The normals where flipped. For the vase I've deleted the branches and I've create new UV, but it's still splotched But if I change the vase material (created with Substance Painter) with a blank new one it looks right: It's weird because the vase material is very simple...
Can you post the metallic texture? I think there might be an issue there, since metallic surfaces usually become black due to not receiving any light (all is reflected). You can try to use different settings for the metallic clamping option, maybe it could help
